Flowcrete’s pioneering screed and sound-proofing combination system has been specified for a large scale installation in the Middle East.

The global flooring company – which has its headquarters in Sandbach, Cheshire - has secured a project to install Isocrete Acoustic K at the luxury Fairmont Palm Residence Hotel and Resort, being built within the exclusive Palm Jumeirah Development in Dubai.

This is the latest success for Flowcrete in the Middle East, which last month announced it had won its largest ever contract - involving the installation of its car-park decking system Deckshield - at the Jumeirah Lakes Towers Development, also in Dubai.

At the Fairmont Palm Residence Hotel and Resort, Acoustic K is being installed in all 558 of the deluxe apartments, across 23,000 square metres.

Flowcrete Middle East Managing Director Andrew Gwyther said, “This is a significant achievement for us and we are proud to be involved in such a prestigious development.

“The developers and architects were keen to ensure that any noise generated within the apartment buildings was not transferred to occupants below or above. This unique screed system will help achieve that.”

Acoustic K combines noise-reduction efficiency with the proven performance of Isocrete screeds, which have been used in house building projects across the UK and across the globe for almost 40 years.

Flowcrete launched Acoustic K last year for the UK market – where it is designed to take the strain out of compliance with Approved Document E for house builders – as well as internationally.

The system complies with Building Regulations, is approved by the British Board of Agrément and offers a weight-saving reduced screed thickness. It also allows for an early installation of floor finishes over the substrate.

In the UK it can be installed as part of Flowcrete’s unique Floorzone solution – which includes the screeds, combined with Isocrete Acoustic K and Isowarm underfloor heating, as well as Flowcrete’s range of seamless floors.

With the Floorzone concept, the entire floor - involving screed, soundproofing, heating and finish - are designed and supplied by Flowcrete and installed by one Flowcrete-approved contractor.

Alan Dean, sales director of Flowcrete in the UK, said: “Isocrete Acoustic K is a complete system, not just components, and has been brought into the market with an emphasis on a quality installation.

“Test results from independent sources show it achieved results well in excess of the requirements set out by Approved Document E, of the Building Regulations 2003.

“The system will deliver peace of mind for house builders that they can achieve a high acoustic performance and performance screed, with just one contractor responsible for the entire procedure.”

Dubai’s luxury hotels really are beyond compare. But the trouble is that while usually the word luxury can separate the majority of accommodation in any given country fairly evenly, in Dubai top notch lodgings are so common that the term ‘luxury’ has been completely devalued. When it comes to luxury hotels in Dubai, you need a new category to separate the luxurious to those which are almost beyond words for their decadence.

Here’s the five I would highlight for extra special treatment. Sure, they’ll cost you, but for an extra special luxury holiday in Dubai they’re worth their weight in gold.

One and Only Residence and Spa

You know you’re in some brand of paradise when half the spacious rooms lead straight out onto the private beach, and that’s just scratching the surface of what makes the One and Only Residence and Spa one of the finest luxury hotels in Dubai. The staff are attentive and nothing is too much trouble for them, but the thing that sets this one apart is just how relaxing it all is - the hotel is like a sanctuary away from the troubles of the modern world. Whether your idea of paradise is a full body massage or basking in the sun on a private beach, the One and Only Residence and Spa provides you with almost everything you could want without needing to leave your hotel!

Palace of the Royal Mirage

Any hotel that evokes a sensation similar to being royalty must be luxurious in my book, and it’s actually a tradition of the hotel to bang a gong for new visitors. The service is unbelievable, and the staff will try to make you feel comfortable as best they can, doing anything from giving you a choice of rooms, to bringing round fruit kebabs and cleaning your sunglasses by the poolside. The executive rooms are splendidly furnished, and have free access to the gold lounge, where you can gorge on a seemingly endless supply of fruit, soft drinks, cakes and sandwiches. You can visit the hotel and never need to leave the grounds, such is the level of service, the facilities and the activities available to the guests who choose this as the base for their luxury holiday in Dubai.

Al Murooj Rotana

The Al Murooj Rotana hotel stands out from the first moment you see it, and you know upon entering the spacious, glamorous lobby that you are in for something special for the duration of your stay. The hotel is immaculately clean, with room cleanings at least twice a day, and nothing is too much trouble for the staff. Although this hotel feels more suited to business types, the facilities are welcoming to all comers, and the more focussed business clientele means there is less competition to the world class swimming pool - the perfect place to cool off from the heat of Dubai on your luxury holiday.

Jumeirah Beach Hotel

As the name suggests, one of the biggest attractions of the luxury hotel in Dubai is the location. And the private beach is every bit as enticing as you’d expect from a hotel that names itself after it! Indeed, the theme of water and sands is extended to the shape of the hotel itself, which appears from the distance to mirror a giant breaking wave: this is one hotel that seems to hold the philosophy that if things can’t be done amazingly, they should not be done at all. As is the norm for these luxury hotels in Dubai, service is outstanding, and the rooms are both comfortable, welcoming and an aesthetic delight. This is also one Dubai luxury hotel where children are not only welcomed, but seemingly encouraged by the unlimited free access to the neighbouring Wild Wadi Water Park - which opens exclusively to hotel residents an hour early.

Burj Al Arab

The Burj Al Arab certainly is an unforgettable sight - towering above the Dubai coastline at a height of 321 metres, and with a unique look resembling a billowing sail you’d be forgiven for thinking that this was a way of covering up insufficiencies elsewhere. Yet amazingly, the service, style and ‘feel’ of the famous luxury hotel in Dubai is echoed throughout, and has been recognised as the ‘best of the world’ by both the Institutional Investor Magazine and the World Travel Awards. This is one of the friendliest, stunning and comfortable hotels in the world, let alone Dubai - if you can afford it, this is THE place to stay.

Frankly, any one of these luxury hotels in Dubai will offer an unforgettable experience, which puts many European 5 star hotels to shame in terms of service, aesthetics and old fashioned pampering. Spoil yourself this summer with a luxury holiday to Dubai beyond decadence!

Located between Interchange 5 and 6 on Sheikh Zayed Road, right next to the Jumeirah Islands and directly opposite from Dubai Marina, Jumeirah Lake Towers is a mixed property development comprising 87 high-rise buildings strewn amongst lush, landscaped gardens and four purpose-built manmade lakes. Impressive by any global standards, this sprawling property development covers an astounding 2.4 million square feet (730 thousand square meters) with the four lakes covering 381 thousand square feet (116 thousand square meters).

The Concept Behind The Towers

Jumeirah Lake Towers was conceived with the idea of creating a harmonious blend of living and working environment. With 87 unique commercial, residential and retail towers, this property development is a dream come true. Each of the freehold towers is a marvel of contemporary architecture and offers an array of luxurious and spacious accommodations for small as well as large families. Every building is exceptionally well-finished and offers state-of-the-art facilities and amenities to buyers of commercial as well as residential space.

Residents can avail of the latest facilities, from hi-tech gymnasiums and saunas to superlative swimming pools and recreation areas. Not only do residents wake up every day to the beautifully landscaped waterways of their own property development, they can also luxuriate in the panoramic views that extend over the newest part of Dubai including the Marina and other freehold communities such as the nearby Emirates Living.

Plenty of retail outlets ensure that all residents of the development get all their essential requirements as well as their luxurious non-essentials right at their fingertips. For those who want to do a bit of shopping outside the inner circle, there’s the Gardens Shopping Mall that’s just adjacent to the Jumeirah Lake Towers.

The office space at the Jumeirah Lake Towers is non-pareil. Owners of the commercial space at this property development also enjoy coveted services from surrounding facilities.

The waterfront promenade that surrounds the towers, offers a serene and tranquil atmosphere where residents as well as the working community can enjoy an extensive array of outdoor restaurants and cafes all through the day till well into night until the wee hours of the morning.

The Concept Behind The Waterways

Right from its conception, water was considered the unique theme behind this property development. Aptly representing the distinct theme of this waterside community and creating a splendid waterfront atmosphere are the four man-made meandering lakes, Allure, Elucio, Almas West and Almas East.

Underground pipes pump sea water from the Arabian Gulf into the project’s waterways every day. This dynamic flow of water on a daily basis ensures that the water is maintained in pristine condition.

The Concept Behind Free Zone Freehold Property Development

Because the licensing authority for business operations in this property development is the DMCC Authority (DMCCA), the businesses in the Jumeirah Lake Towers get to benefit from the free zone status. This makes Jumeirah Lake Towers the very first mixed-use Free Zone Freehold Development in Dubai.

Look Around You And See What You Can See

Located in the most popular neighborhood of new Dubai, Jumeirah Lake Towers is in close proximity to some of the hottest spots in town. For golf-loving residents the world class golf courses including the Montgomorie Golf Club and the Emirates Golf Course are just a short drive away. The Jebel Ali Free zone is just up the road and the American University in Dubai, Dubai Media Cities and Dubai Internet City are just across. Other prestigious property developments in the neighborhood include The Palm Islands and Dubai Marina.

Dubai is set to deliver over residential apartment 60 towers in the next 12 months. Many wonder how a city of can absorb this type of space.

Although it seems like a large amount of space to absorb one must look closer at the existing demand requirements and undersupply.

Renting Dubai Apartments freehold locations have been primarily delivered in Dubai Marina and the Greens. The Jumeirah Beach Residence(JBR) is the major deliveries expected at the end of 2006 as it represents 36 towers.

Handovers of Jumeirah lake Towers with almost 40 residential towers will start in mid 2007 and complete by mid 2008. Much of the Burj Downtown and Business Bay deliveries will start in late 2007.

Dubai Apartments range from studios to Penthouses. Dubai Apartments include some of the best sea view facing apartments with views of Burj Al Arab and Palm Jumeirah. Many of Dubai Apartments are fully serviced hotel apartments with all the hotel amenities. Dubai Marina apartments are primarily situated next to the business hubs of Dubai Internet City, Dubai Media City.

As we are set to witness one of the biggest city transitions over the next few years as the skyline of Dubai changes rapidly we will all look forward with great anticipation.

Before we take a look at some of the tourist attractions in Dubai, here are some facts and information about this Middle Eastern city.

Dubai is one of the seven emirates that made up the oil rich United Arab Emirates commonly referred to as UAE. This city sits snug in the eastern Arabian Peninsula and is also UAE’s main city.

The emirate of Dubai was created with the formation of the UAE in1971 although there are some documents to suggest that the city was already in existence a century or two before the formation of UAE. Dubai has a population of about 1.5 million people at the time of writing. It has the largest population in comparison to the other emirates and is the second largest emirate by land area, after Abu Dhabi.

However, according to the census done by the Statistics Center of Dubai, only about 17 percent its population is made up of UAE nationals and the rest are made up of expatriates, foreign workers and tourists.

Arabic is the official language of Dubai, but Persian, Malayalam, Urdu, Bengali, Tamil, English, Hindi, and Tagalog are widely spoken because of the many foreigners living in Dubai.

Dubai City is not a tour destination that it is easily explored on foot because many of its tourist attractions such as Deira and Jumeirah Beach are located far apart from each other. Here are some tourist attractions you must visit if you are heading to Dubai for your vacation.

Bastakiya - Bastakiya district is located at East of Dubai Souk on Al-Fahidi Street.

Way back in the days before there was electricity for fans and air-conditioning, Dubai Creek used to have numerous wind towers that kept the homes cool from the blistering dessert heat. Touring the Bastakiya district is like taking a step back in time travel because of the many traditional courtyard houses still have the wind towers.

The Bastakiya district is now undergoing massive reconstruction for its transformation into a “tourist village”.

Palm Islands - The famous Palm Islands (so called because of its palm like shape), is actually a grouping of three islands and is said to be visible from the moon. The Palm Island is an incredible largest manmade island in the world. A large part of Palm Islands is still undergoing tremendous construction at the time of writing this article.

There are about 7,000 apartments and 1,800 villas and townhouses on The Palm, Jumeirah. Jumeirah will also offer an outstanding array of retail and lifestyle options for residents and tourists when construction is fully completed.

The Golden Mile when completed will offer the world’s most exclusive brands with an international array of boutiques, shops, restaurants and cafes.

As an exclusive tie up between The Trump Organization and Nakheel Group, The Palm Jumeirah will feature a number of Trump properties, including The Palm Trump International Hotel and Tower.

The Crescent Island will feature luxurious international hotels in Dubai and situated near The Crescent are a number of fascinating dive sites to thrill scuba divers.

Sheikh Saeed Al-Maktoum’s House - Sheikh Saeed Al-Maktoum’s House, near Al-Shindagha Tunnel, Al-Shindagha Road is one of the oldest homes in the city, as well as one of the best examples of traditional Arabic architecture. The house was built exclusivly with sandstone in 1896 and offers panoramic views of the sea. Sadly though, the fantastic view is now slightly obscured by the more modern developments.

The Sheikh who was a former ruler of Dubai used the house to monitor trading in and out of the country. This tourist attraction was reopened as a museum in 1986 contains an exhibition showcasing the development of Dubai from 1940s to1960s.

Children’s City - Tourists with children will be delighted to take the kids the Children’s City, located at Creekside Park. The Children’s City was opened in 2002 and is a smashing hit with children and their delighted parents.

This 7,700 sq-m (83,000 sq ft) wonderland takes young minds on a journey through the human body, science and space, with the help of different ‘zones’. There are also plenty of hands-on activities to keep even the most playful children occupied. All exhibits in this city are in English and Arabic.

Jumeirah Mosque - The Jumeirah Mosque on Al-Jumeirah Road is perhaps the most photographed building by tourists in Dubai because of its impressive example of modern Islamic architecture. Built along medieval Fatimid lines and entirely of stone, the Jumeirah Mosque with its two minarets is particularly beautiful in the night when subtle lighting increases the mosque’s dramatic effect.

Grand Mosque - The Grand Mosque in Ali ibin Ali Talib Street was only rebuilt in 1998 with the city’s tallest minaret standing at an impressive 70m (231ft) tall. The Grand Mosque is made up of nine large domes and 45 smaller ones. This mosque can accommodate up to 1,200 worshippers.

Souks - The souks, or traditional markets, are one of Dubai’s most popular tourist attractions. The souks are located on both sides of the creek, with the most impressive ones on the Deira side.

The highlight of this tourist attraction is the colorful and bustling Spice Market where tourist can find local delights like exotic perfumes and watch noisy locals bargaining with vendors.

Dubai Museum - Not to be missed is the Dubai Museum in Al-Fahidi Fort. The museum itself is actually a historic fort, dating back to 1799. It was only converted into a museum in 1970. The exhibits in the museum ranges from ancient weapons, pearl-diving outfits to an impressive range of military artifacts.

Some of the most intriguing exhibits are those discovered from the 3000 to 4000-year-old graves at Al-Ghusais.

Heritage Village - The Heritage Village is located at Shindagha Tunnel, Al-Shindagha Road and as the name suggests, it is an attempt to weave in some local traditional heritage in contrast to Dubai’s rapidly developing modern skyline.

The objective of the project is to recreate the Bedouin way of life, with locals dressed up in traditional Arabic garbs, exhibit traditional handicrafts, music and dance.

Jumeirah Beach - Although much of the famous pristine crystal clear water of Jumeirah Beach located at Al-Jumeirah Road is dominated by luxury hotels and 5 star accommodations, some of the hotels do allow non hotel guests to use their pools and stretches of beach if they dine at the hotels or pay a nominal usage fee.

Simona Coates asked:

Dubai, as a property investment destination is poised to be a top choice property for a while yet, according to research from an overseas investment portal.

Enquiries to the website from over 170,000 visitors in January 2008 give an early indication that Dubai is one of the most sought-after locations, according to the company.

The research also points to an investor trend towards lower-priced properties. “Over 50 per cent of visitors to the site were seeking property in the overseas market for £60,000 or less.”

With the average cost of a property in Dubai still remaining reasonable, it is of no wonder why Dubai was voted the top investment hotspot for January 2008 - with many clients coming from the British Asian community - despite the region witnessing a development slowdown as new laws take effect.

“Interest in the United Arab Emirates from visitors on the web has soared over the last month, with the progressive Federation breaking into the top ten of our ‘Top of the Props’ chart for the first time…”

This is a positive reflection, as one can see that the property sector in Dubai is progressively growing, and has maintained profitable margins whilst continually providing lucrative opportunities for keen property investors.

In conclusion, as is perfectly worded by the authors’ of a large property portal: “Never content to rest on its laurels, the UAE’s defining characteristic seems to be its unshakeable quest for continuous improvement - something that has underpinned the success of States like Dubai and Abu Dhabi. And with major infrastructure investment occurring across the Emirates, it’s an exciting time for prospective investors.”

One thing is clear, as en emerging and steadily progressing property sector, Dubai has become a force to be reckoned with.

Dubai has been at the forefront of most property news portals for quite some time now, reflecting the immense popularity and strength of economy the country is experiencing at present.

An affirmation by media and real estate mogul, Donald Trump, in which he personally announced recently his long term commitment to Dubai property, bodes incredibly well for the emirate, especially when one considers the fact that when it comes to real estate the name Donald

Trump is synonymous with “both investment success and luxury grade property and what’s more, the name carries a great deal of weight in terms of providing investors with deep confidence in a given project, a location and even an entire nation.”

So far Trump has remained dedicated to Nakheel and together the corporate-empires are entering into a strategic joint venture for the construction and implementation of the Palm Trump International Hotel and Tower on Palm Jumeirah.

Trump’s commitment to create “the most luxurious residences and hotel-condominiums that Dubai has ever seen,” is the force guiding the accurate construction of the developments - ensuring benefits for the country as well as the developers.

Trump’s certitude to enter Dubai now simply translates into how he is amply confident in the emirates and the status of property in Dubai, its economy and government and it appears that Trump is also personally quite sure of the long term appeal of Dubai as well.

Trump recently advised that to him “it is the government’s commitment to building a first-class economy with a first-class infrastructure that makes Dubai so appealing” and that he is “excited about Dubai’s growth potential long into the future because Dubai is now becoming the gateway between Europe and Asia.”

In these comments he manages to summarize exactly what it is about Dubai that is actually drawing unswerving heights of continued international investment into the property sector. Time will also prove how Trumps words of positive reinforcement will only mean that even more global interest will be focused on property in Dubai from now on.

One matter, however, that will always be cause of trepidation, especially in a country as hot as Egypt is, remains the supply of water.

Great news for Egypt, its inhabitants and investors alike is that it the once prevalent problem of water supply now appears to be taken care of, as it was announced that Dubai will have the worlds’ largest reservoir.

“The Mammut Group begins work on giant storage tanks to hold 180 million gallons of water. Construction of the reservoirs will take 15 months with preliminary prefabrication work being carried out at Mammut Group’s 300,000 square metre facilities at Dubai’s Technopark.”

According to DEWA statistics, “Dubai currently has a water capacity of 262 million gallons a day - due to rise to nearly 800 million gallons a day by 2015. The Mushrif reservoirs will expand DEWA’s current water storage capacity from 235 million gallons to 415 million gallons.”

Announcing the package of expansion projects, Saeed Mohammad Al Tayer, Managing Director and CEO of DEWA, said they would “satisfy the unprecedented growth in demand for DEWA’s services for the ambitious projects in progress.”

According tom reports presented to the media, the three giant Mushrif reservoirs will cover a total area of approximately 165,000 square metres, whilst measuring 372 metres in length, by 169 metres in width and 5.6 metres in depth. They are expected to consume 270,000 cubic metres of concrete and to make use of 27,000 tonnes of reinforcing steel.

This is another positive move made by the political authorities of Egypt, to ensure the adequate and necessary infrastructure be put in place - in order to sustain the emergent and ever-flourishing Egyptian economy and property in Egypt sector.

It is plain to see that Egypt is still on the rise, and with its ever-growing economy, one should not be surprised with an increase in even more developments on the rise, as investors clamber to Egypt’s shores in hopes of staking claim to their own private haven in the land of pharaohs’.

David Kowalczyk asked:

Dubai’s geographical proximity to India has to a large extent been responsible for making it a port of call for foreign tradesman. The “Jabel Ali Port” is supposedly one of the largest man made ports of the world. Dubai is said to hold some of the most amazing architectural structures of the world. This has been reason enough to provide Dubai with the opportunity to cater to a large number of tourists every year. The Western section forms the locality of “Bur Dubai”. Much of Dubai’s real estate boom has been concentrated to the west of this region i.e. along “Sheikh Zayed Road”.

Though the whole of Dubai has a lot to offer to it’s visitors, the Sheikh Zayed Road, one of the main arteries of Dubai, is considered to be the most happening place of Dubai. If one aspires to get the real taste of Dubai, then this is the place for them. Some of the famous landmarks like “Port Rashid”, “Jabel Ali”, “Burj Al Arab”, “Palm Jumeirah” and theme based free zone clusters such as “Business Bay” are all located in this section. To add a star to this ever so charming city, although Arabic is the official language of Dubai, Persian, Malyalam, Bengali, English, Urdu, Tamil and even Hindi are widely spoken by the people here. The official currency of Dubai is “Dirham”.

Dubai is known to have quite a number of shopping malls like “Marcato Mall”, “Ibn Battuta Mall” and “Mall of Emirates” to name a few. However, one of the star attractions of Dubai which is the chief reason why the city get’s to see million’s of tourists teeming into the city every year is the “Dubai Shopping festival”.

This month long event is usually scheduled during the first quarter of the year. Tourists from all across the world are lured not only for Dubai’s tax free shopping, but also for all the events that take place during the festival. The event is marked by heavy discounts on merchandise and fireworks which make the skyline sparkle like gold making it literally seem like a “city of gold”.

Well, for all those who prefer to sit back and experience the luxury of this city, Dubai has some of the best hotels to offer. The “Burj Al Arab” is a luxury hotel , used exclusively as a hotel. It is the tallest building and stands on an artificial island out from Jumeirah beach, connected to the mainland by a private curving bridge. It’s an iconic structure designed to mimic the sail of a boat. Some of the other sought after hotels of Dubai are “Grand Hyatt Hotel”, “Jumeirah Emirates Tower Hotel” and a few more.

Dubai also has a lot to offer to it’s young visitors. The “Falconcity of Wonders” is one of the star attractions for the children. It’s a project to build a city in Dubai with replicas of the Seven Wonders of the World added to the modern wonders such as Eiffel Tower. It is believed that when viewed from the space the city will form the shape of a falcon.

There is also something for the music lovers in Dubai. Dubai is known for it’s “Bedouin” folk music. A famous band of Dubai is the “Sandwash Band”, known for it’s groove core music, which typically features themes about lustful relationships.

Though Dubai is believed to be a land of deserts, one step on this land is enough to wash out this premonition. All these attractions only add more hue to this already colorful city. The city has to offer something to every body who comes onto this land.
