Located between Interchange 5 and 6 on Sheikh Zayed Road, right next to the Jumeirah Islands and directly opposite from Dubai Marina, Jumeirah Lake Towers is a mixed property development comprising 87 high-rise buildings strewn amongst lush, landscaped gardens and four purpose-built manmade lakes. Impressive by any global standards, this sprawling property development covers an astounding 2.4 million square feet (730 thousand square meters) with the four lakes covering 381 thousand square feet (116 thousand square meters).

The Concept Behind The Towers

Jumeirah Lake Towers was conceived with the idea of creating a harmonious blend of living and working environment. With 87 unique commercial, residential and retail towers, this property development is a dream come true. Each of the freehold towers is a marvel of contemporary architecture and offers an array of luxurious and spacious accommodations for small as well as large families. Every building is exceptionally well-finished and offers state-of-the-art facilities and amenities to buyers of commercial as well as residential space.

Residents can avail of the latest facilities, from hi-tech gymnasiums and saunas to superlative swimming pools and recreation areas. Not only do residents wake up every day to the beautifully landscaped waterways of their own property development, they can also luxuriate in the panoramic views that extend over the newest part of Dubai including the Marina and other freehold communities such as the nearby Emirates Living.

Plenty of retail outlets ensure that all residents of the development get all their essential requirements as well as their luxurious non-essentials right at their fingertips. For those who want to do a bit of shopping outside the inner circle, there’s the Gardens Shopping Mall that’s just adjacent to the Jumeirah Lake Towers.

The office space at the Jumeirah Lake Towers is non-pareil. Owners of the commercial space at this property development also enjoy coveted services from surrounding facilities.

The waterfront promenade that surrounds the towers, offers a serene and tranquil atmosphere where residents as well as the working community can enjoy an extensive array of outdoor restaurants and cafes all through the day till well into night until the wee hours of the morning.

The Concept Behind The Waterways

Right from its conception, water was considered the unique theme behind this property development. Aptly representing the distinct theme of this waterside community and creating a splendid waterfront atmosphere are the four man-made meandering lakes, Allure, Elucio, Almas West and Almas East.

Underground pipes pump sea water from the Arabian Gulf into the project’s waterways every day. This dynamic flow of water on a daily basis ensures that the water is maintained in pristine condition.

The Concept Behind Free Zone Freehold Property Development

Because the licensing authority for business operations in this property development is the DMCC Authority (DMCCA), the businesses in the Jumeirah Lake Towers get to benefit from the free zone status. This makes Jumeirah Lake Towers the very first mixed-use Free Zone Freehold Development in Dubai.

Look Around You And See What You Can See

Located in the most popular neighborhood of new Dubai, Jumeirah Lake Towers is in close proximity to some of the hottest spots in town. For golf-loving residents the world class golf courses including the Montgomorie Golf Club and the Emirates Golf Course are just a short drive away. The Jebel Ali Free zone is just up the road and the American University in Dubai, Dubai Media Cities and Dubai Internet City are just across. Other prestigious property developments in the neighborhood include The Palm Islands and Dubai Marina.

Simona Coates asked:

Dubai, as a property investment destination is poised to be a top choice property for a while yet, according to research from an overseas investment portal.

Enquiries to the website from over 170,000 visitors in January 2008 give an early indication that Dubai is one of the most sought-after locations, according to the company.

The research also points to an investor trend towards lower-priced properties. “Over 50 per cent of visitors to the site were seeking property in the overseas market for £60,000 or less.”

With the average cost of a property in Dubai still remaining reasonable, it is of no wonder why Dubai was voted the top investment hotspot for January 2008 - with many clients coming from the British Asian community - despite the region witnessing a development slowdown as new laws take effect.

“Interest in the United Arab Emirates from visitors on the web has soared over the last month, with the progressive Federation breaking into the top ten of our ‘Top of the Props’ chart for the first time…”

This is a positive reflection, as one can see that the property sector in Dubai is progressively growing, and has maintained profitable margins whilst continually providing lucrative opportunities for keen property investors.

In conclusion, as is perfectly worded by the authors’ of a large property portal: “Never content to rest on its laurels, the UAE’s defining characteristic seems to be its unshakeable quest for continuous improvement - something that has underpinned the success of States like Dubai and Abu Dhabi. And with major infrastructure investment occurring across the Emirates, it’s an exciting time for prospective investors.”

One thing is clear, as en emerging and steadily progressing property sector, Dubai has become a force to be reckoned with.

Dubai has been at the forefront of most property news portals for quite some time now, reflecting the immense popularity and strength of economy the country is experiencing at present.

An affirmation by media and real estate mogul, Donald Trump, in which he personally announced recently his long term commitment to Dubai property, bodes incredibly well for the emirate, especially when one considers the fact that when it comes to real estate the name Donald

Trump is synonymous with “both investment success and luxury grade property and what’s more, the name carries a great deal of weight in terms of providing investors with deep confidence in a given project, a location and even an entire nation.”

So far Trump has remained dedicated to Nakheel and together the corporate-empires are entering into a strategic joint venture for the construction and implementation of the Palm Trump International Hotel and Tower on Palm Jumeirah.

Trump’s commitment to create “the most luxurious residences and hotel-condominiums that Dubai has ever seen,” is the force guiding the accurate construction of the developments - ensuring benefits for the country as well as the developers.

Trump’s certitude to enter Dubai now simply translates into how he is amply confident in the emirates and the status of property in Dubai, its economy and government and it appears that Trump is also personally quite sure of the long term appeal of Dubai as well.

Trump recently advised that to him “it is the government’s commitment to building a first-class economy with a first-class infrastructure that makes Dubai so appealing” and that he is “excited about Dubai’s growth potential long into the future because Dubai is now becoming the gateway between Europe and Asia.”

In these comments he manages to summarize exactly what it is about Dubai that is actually drawing unswerving heights of continued international investment into the property sector. Time will also prove how Trumps words of positive reinforcement will only mean that even more global interest will be focused on property in Dubai from now on.

One matter, however, that will always be cause of trepidation, especially in a country as hot as Egypt is, remains the supply of water.

Great news for Egypt, its inhabitants and investors alike is that it the once prevalent problem of water supply now appears to be taken care of, as it was announced that Dubai will have the worlds’ largest reservoir.

“The Mammut Group begins work on giant storage tanks to hold 180 million gallons of water. Construction of the reservoirs will take 15 months with preliminary prefabrication work being carried out at Mammut Group’s 300,000 square metre facilities at Dubai’s Technopark.”

According to DEWA statistics, “Dubai currently has a water capacity of 262 million gallons a day - due to rise to nearly 800 million gallons a day by 2015. The Mushrif reservoirs will expand DEWA’s current water storage capacity from 235 million gallons to 415 million gallons.”

Announcing the package of expansion projects, Saeed Mohammad Al Tayer, Managing Director and CEO of DEWA, said they would “satisfy the unprecedented growth in demand for DEWA’s services for the ambitious projects in progress.”

According tom reports presented to the media, the three giant Mushrif reservoirs will cover a total area of approximately 165,000 square metres, whilst measuring 372 metres in length, by 169 metres in width and 5.6 metres in depth. They are expected to consume 270,000 cubic metres of concrete and to make use of 27,000 tonnes of reinforcing steel.

This is another positive move made by the political authorities of Egypt, to ensure the adequate and necessary infrastructure be put in place - in order to sustain the emergent and ever-flourishing Egyptian economy and property in Egypt sector.

It is plain to see that Egypt is still on the rise, and with its ever-growing economy, one should not be surprised with an increase in even more developments on the rise, as investors clamber to Egypt’s shores in hopes of staking claim to their own private haven in the land of pharaohs’.

Pankaj Mohan asked:

Dubai’s growing landscape raises a serious question in this author’s mind. Will its ongoing expansion completely overshadow its geographical map? Will there be no more free land left to walk around, once the real estate frenzy had died down? I was reading about the Dubai Palm islands, also watched some videos that depicted how the dredging work had been taking place there. It is amazing to see those islands growing up out of nowhere, and the sea water being pushed back in the due course. It may not be feasible to turn the whole of Arabian Sea into a huge island - either from the technical or from the environmental points of view. However, there is no stopping as far as the desert is concerned. It has got no vegetation that we should be wary of destroying. On the other hand, the world is eager to invest its money and to share its manpower and knowledge with a friendly nation in Dubai. Therefore, we shouldn’t be surprised if Dubai’s growth overran its desert completely, sometime in the years to come.

Isn’t it the same dominance over the desert, we have spoken about; Dubai is trying to achieve even today? From its north to south and the east to west, one can only see townships popping up everywhere. The firms behind these developments are worth billions in their respective markets. The technical knowhow they carry with them is cutting-edge. The administration in Dubai, on its own part, is in a hurry to allow them build whatever they wished to. The result is, we are watching a hell lot of infrastructure being erected upon at the outer edge and inside Dubai. With its current pace of development, there is a good chance; Dubai’s infrastructure might overrun someday its whole geographic area.

The construction of world’s largest man-made islands - The Palm Islands - strengthens this argument even more. Dubai Palm is a benchmark development project, where a total of 520km of sea beaches are to be constructed along Dubai’s seacoast. This will require huge amounts of rocks and sand to be relocated and dumped over the seabed. Modern technology has made it possible to achieve this task. The same can be seen happening over the mainland as well. They are tearing through the heart of desert in a literal sense, and making a way for the proposed settlements. Who knows this might extend to the whole of Dubai tomorrow. It may sound somewhat unlikely today, but may not prove impossible tomorrow.

I have closely followed Dubai’s real estate sector for sometime now, and it has often left me awestruck. The construction sites of Dubai alone account for 15 to 25% of the world’s total 125,000 tower cranes. As per the industry watchers, 26.8 million square feet of office space was constructed in Dubai in 2007 alone. An additional 42 million square feet will be made available in 2008. This growth overtakes that of some other heavily urbanized centers across the world. For example, the growth of Pudong in Shanghai, China, which has a support base of 1.3 billion indigenous Chinese, falls well short of Dubai’s figures, which has only 1.3 million citizens to rely on, out of which only 4 million are domestic citizens. The rest are expatriates from all over the world. The momentum seems much larger in Dubai’s case, one can say at this point. There is no other thriving economy in today’s world, which may think about growing the way Dubai has over the period of last one decade. Dubai Palm, The World, Dubai Water Front and Dubai Marina are just a few examples of how rapidly one could expand their infrastructure. Only time will tell how far this growth undermines Dubai’s own barren lands.

The city Dubai has become the first choice for those who want to invest in real estate properties. In Dubai there is a continuous process of growth and opportunities in the real estate market. The quick returns of the investment and the rental guarantee are some of the factors that have attracted the numerous investors in Dubai real estate market. If there is a product that has demand, then the market has to supply that product. Actually, it is a city that fills your all demands.

The groundbreaking changes which are taking place in the real estate market of Dubai are absolutely amazing. If you consider it closely at the details of evolving constructions and properties in the growing market of Dubai, you must become wordless. It looks as if all these towers and communications are coming out of thin air.

The luxury and the fashionable constructions mark the Dubai real estate properties. In fact some of the areas such as Discovery Gardens, International City and Dubai Sports City have become world famous for the luxurious properties.

So, if you’re looking to buy properties in Dubai then you should take into your considerations such places as Palm Jumeirah and Palm Jebel Ali signature villas, garden homes, garden villas, water homes and shoreline apartments which are the fastest moving properties on the local market here at the moment.

Many investors, however, believe that it is better to invest the accumulated capital of a person in the growing areas such as Las Vegas and New York. They believe that real estate investment there means to get high returns. But there are also some shortcomings in doing business in Paris, Las Vegas, New York or even London. For doing business in those places you have to pay excessive amount of money. You will have to pay up for various things like buying the land, interpreting foreign ownership and tax laws and other costs related to real estate investments.

But in respect of these costs you will have great benefits in Dubai. But in respects of the communication facilities as well as other modern amenities the city has also great offers. At Dubai you will have easy access of airport, luxury entertainments, a great landscape and all the amenities that a hotel with international standards has and what the luxury residents would desire to have. For these reasons Dubai is a dream city for the property investors.

If you have a little idea about the Dubai real estate properties you may have heard the names of such properties as the Palm Islands, The World, Dubai Marina, Dubai Waterfront, Business Bay, Dubai land and The Burj Dubai Complex. These properties are home to skyscrapers such as Emirates Towers and the Burj al-Arab. The Burj al-Arab is located on offshore property in the Persian Gulf. The Burj al-Arab is currently the tallest hotel in the world. Another well-known property in Dubai is the Business Bay. The new business district is to be home to five hundred skyscrapers, all of which are going to be built on land that was lifted from the Dubai Creek.

So consider investing in Dubai property or you may lose the chance forever.

The tallest building ranked by height in Dubai, United Arab Emirates is the seventy-four story Almas Tower, which is almost twelve hundred feet tall. Construction on the Almas Tower, also known as Diamond Tower began three years ago, and is scheduled to be completed by the end of this year. The tower, situated on a faux island in the Jumeirah Lake Towers project, was designed by the same company responsible for most of the JLT development, Atkin Middle East. Award-winning Taisei Corporation out of Japan will be responsible for construction of the tower. When complete, the highly secure Almas Tower will be home to diamond cutting and exchanging.

The tallest building that is already standing in Dubai is the Emirates Office Tower, also referred to as Emirates Tower One, which is fifty-four stories and almost twelve hundred feet tall and connects to the Jumeirah Emirates Towers Hotel to form the Emirates Towers complex, is located along the Sheikh Zayed Road. The Emirates Office tower is at present time is the world’s fifteenth tallest building.

The Rose Tower, seventy-two stories and just under eleven hundred feet, can be found on Sheikh Zayed Road. Construction on the Rose Tower began four years ago and was anticipated to be opened in April of this year, however, at present time it remains unopened. Once the tower is open for business, it will be the tallest hotel in the world, Rose Rotana Suites.

Another Dubai skyscraper that deserves recognition is the luxury hotel, Burj Al Arab, which is the city’s fourth tallest skyscraper. The Burj Al Arab will hold the title of world’s tallest hotel until the opening of the Rose Tower. The Burj Al Arab is located on a manmade island just over nine hundred feet of the coast of Jumeirah beach and connects to the mainland via private bridge. The design of the Burj Al Arab is intended to simulate a boat’s sail.

The biggest and most renowned development project currently under construction in Dubai is the Burj Dubai, which broke ground four years ago. The structure, designed to be at least one hundred sixty-two stories and almost twenty-seven hundred feet tall, came to be the world’s tallest freestanding land structure in the fall of last year. It surpasses CN Tower in Toronto, Canada. The structure also surpasses Taipei 101, which is presently the world’s tallest building. However, only completed buildings count, so the Burj Dubai will not be officially given the title of the world’s tallest building until it is completed next year. In April of this year, the Burj Dubai became the highest standing manmade structure in the world, towering over the KVLY mast, located in Blanchard, North Dakota in the United States. The Burj Dubai will be the tallest manmade structure ever constructed when it passes the height what used to be the Warsaw radio mast located in Konstantynow, Gabin in Poland, which is just over twenty-one hundred feet tall.

The Al Burj is just one more tremendously tall building proposed for construction in Dubai. Designed to be close to four thousand feet tall it would surpass the Burj as the tallest structure in the world when it is constructed.
